The Impact of Racial Segregation on College Attainment in Spatial Equilibrium
Rubinton, Hannah; Kozlowski, Julian; Gregory, Victoria
(2022-10-12)
We incorporate race into an overlapping-generations spatial-equilibrium model with neighborhood spillovers. Race matters in two ways: (i) the Black-White wage gap and (ii) homophily—the preferences of individuals over the racial composition of their neighborhood. We find that these two forces generate a Black-White college gap of 22 percentage points, explaining about 80% of the college gap in the data for the St. Louis metro area. Counterfactual exercises show that the wage gap and homophily explain 7 and 18 percentage points of the college gap, respectively. A policy of equalizing school ...

The Impact of Labels on Real Asset Valuations
Demyanyk, Yuliya; Lopez, Luis; Tzur-Ilan, Nitzan
(2025-01-15)
Expectations and sentiment of economic agents about financial prospects are both the drivers and the leading indicators of economic phenomena. This paper shows that neighborhood labels, frequently used in realtors’ property descriptions, have a causal impact on the demand for housing. Results indicate that appraised values, house prices and rents increased in minority neighborhoods upon removal of neighborhood labels. The underlying mechanism likely works through forming expectations about future growth in housing markets, as documented by the decrease in the rent-to-price ratio and lack of ...

Locally Owned: Do Local Business Ownership and Size Matter for Local Economic Well-being?
Rupasingha, Anil
(2013-08-01)
The concept of “economic gardening”—supporting locally owned businesses over nonlocally owned businesses and small businesses over large ones—has gained traction as a means of economic development since the 1980s. However, there is no definitive evidence for or against this prolocal business view. Therefore, I am using a rich U.S. county-level data set to obtain a statistical characterization of the relationship between local-based entrepreneurship and county economic performance for the period 2000–2009. I investigate the importance of the size of locally based businesses relative ...

The Value of Piped Water and Sewers: Evidence from 19th Century Chicago
Coury, Michael; Kitagawa, Toru; Shertzer, Allison; Turner, Matthew
(2025-02-13)
We estimate the impact of piped water and sewers on property values in late 19th century Chicago. The cost of sewer construction depends sensitively on imperceptible variation in elevation, and such variation delays water and sewer service to part of the city. This delay provides quasi-random variation for causal estimates. We extrapolate ate estimates from our natural experiment to the area treated with water and sewer service during 1874-1880 using a new estimator. Water and sewer access increases property values by a factor of about 2.8. This suggests that benefits are large relative to ...

Do colleges and universities increase their region's human capital?
Abel, Jaison R.; Deitz, Richard
(2009-10-01)
We investigate whether the degree production and research and development (R&D) activities of colleges and universities are related to the amount and types of human capital present in the metropolitan areas where the institutions are located. We find that degree production has only a small positive relationship with local stocks of human capital, suggesting that migration plays an important role in the geographic distribution of human capital. Moreover, we show that spillovers from academic R&D activities tilt the structure of local labor markets toward occupations requiring innovation and ...

How Is the Challenge of Finding Childcare Affecting Labor Force Participation? Perspectives from Employers Across the Seventh District
Longworth, Susan; Walstrum, Thomas; Lavelle, Martin
(2024-02)
Through the Chicago Fed Survey of Economic Conditions (CFSEC) and during roundtable discussions with business, nonprofit, and government leaders, the Chicago Fed asked employers from a variety of sectors for their perspectives on how childcare access has affected labor force availability.1 These survey and roundtable findings contribute to the Chicago Fed’s Spotlight on Childcare—an effort to increase our understanding of how the lack of access to childcare impedes labor force participation in the Seventh Federal Reserve District. In this article, we summarize the responses from over 100 ...

The Mortgage Rate Conundrum
Justiniano, Alejandro; Tambalotti, Andrea; Primiceri, Giorgio E.
(2017-08-01)
We document the emergence of a disconnect between mortgage and Treasury interest rates in the summer of 2003. Following the end of the Federal Reserve expansionary cycle in June 2003, mortgage rates failed to rise according to their historical relationship with Treasury yields, leading to significantly and persistently easier mortgage credit conditions. We uncover this phenomenon by analyzing a large dataset with millions of loan-level observations, which allows us to control for the impact of varying loan, borrower and geographic characteristics. These detailed data also reveal that ...

The Price of Housing in the United States, 1890–2006
Lyons, Ronan; Shertzer, Allison; Gray, Rowena; Agorastos, David
(2024-06-20)
We construct the first consistent market rent and home sales price series for American cities across the 20th century using millions of newspaper real estate listings. Our findings revise several stylized facts about U.S. housing markets. Real market rents did not fall during the 20th century for most cities. Instead, real rental price levels increased by about 20 percent from 1890 to 2006. There was also greater growth in real housing sales prices from 1965 to 1995 than is commonly understood. Using these series, we document several new facts about housing markets. The return to ...

Are America's Inner Cities Competitive? Evidence from the 2000s
Lester, T. William; Hartley, Daniel; Kaza, Nikhil
(2015-03-11)
In the years since Michael Porter?s paper about the potential competitiveness of inner cities there has been growing evidence of a residential resurgence in urban neighborhoods. Yet, there is less evidence on the competitiveness of inner cities for employment. We document the trends in net employment growth and find that inner cities gained over 1.8 million jobs between 2002 and 2011 at a rate comparable to suburban areas. We also find a significant number of inner cities are competitive over this period?increasing their share of metropolitan employment in 120 out of 281 MSAs. We also ...

Is Los Angeles Becoming Transit Oriented?
Schuetz, Jenny; Shin, Eun Jin; Giuliano, Genevieve
(2016-02-05)
Over the past 20 years, local and regional governments in the Los Angeles metropolitan area have invested significant resources in building rail transit infrastructure that connects major employment centers. One goal of transit infrastructure is to catalyze the development of high density, mixed-use housing and commercial activity within walking distance of rail stations, referred to as Transit Oriented Development (TOD). This project examines the quantity, type, and mix of economic activity that has occurred around newly built rail stations in Los Angeles over the past 20 years. ...
